As the business continues to grow, they are looking for an experienced Facilities Technician to join their Facilities Management Team and play a key role in supporting their state-of-the-art manufacturing facility.

This is an excellent opportunity for an enthusiastic and adaptable maintenance professional with strong facilities or building-services experience. The successful candidate will carry out planned and reactive maintenance across the site, helping to ensure that the building services, infrastructure and specialist manufacturing facilities operate safely, reliably and efficiently.

The Role

The Facilities Technician will be responsible for maintaining and repairing building systems, completing preventative maintenance, responding to breakdowns and maintenance requests, identifying and resolving safety hazards, and keeping accurate records of all maintenance activities.

Key Responsibilities

• Maintaining, monitoring and repairing building services and site infrastructure

• Supporting electrical systems, including LV switching, lighting, fire alarms and security systems

• Maintaining mechanical plant, including HVAC systems, compressors, chillers and pumps

• Supporting gas, chemical and ultra-pure water distribution systems, as well as waste-management services

• Monitoring building management systems, including Trend, and carrying out condition-monitoring activities

• Supporting facilities, operations, infrastructure and employee welfare services

• Providing project engineering support

• Supervising and managing contractors working on site

• Identifying and resolving potential safety hazards

• Producing and assessing risk assessments and method statements

• Maintaining detailed records covering maintenance activities, spare parts and stock control

What They’re Looking For

Essential

• Strong facilities maintenance or building-services experience within an industrial or commercial environment

• Practical mechanical and/or electrical maintenance experience

• Experience of planned preventative maintenance and equipment repairs

• Breakdown response and fault-finding experience

• A good understanding of health and safety requirements

• The ability to interpret technical drawings, schematics and equipment manuals

• The ability to work independently and as part of a wider facilities team

• Excellent problem-solving, communication and planning skills

Desirable

• Experience of building management systems

• Knowledge of ultra-pure water, gas, chemical or waste-management systems

• Experience producing and reviewing risk assessments and method statements

• Experience supervising contractors or supporting engineering projects

Qualifications

Candidates will ideally be time-served and hold a Level 2 or Level 3 engineering qualification, an NVQ Level 3, or an equivalent mechanical, electrical or building-services qualification.

OPERATIONS MANAGER

As a member of the senior leadership team, reporting directly to the Managing Director, you will take ownership of day-to-day operations across the business. This is an influential, hands-on position for someone who enjoys solving welding challenges, developing robust procedures and working closely with production teams. You will act as a key source of welding expertise at the company’s West Lothian manufacturing facility, helping to ensure that critical products meet demanding quality and industry standards.

The role

Your responsibilities will include:

• Developing and maintaining Welding Procedure Specifications (WPS), Procedure Qualification Records (PQR) and welder qualification records
• Coordinating welding procedure qualification activities
• Translating technical standards and welding procedures into clear shop-floor instructions
• Supporting production teams with welding quality, troubleshooting and root-cause analysis
• Monitoring welding operations and helping to improve welding quality and consistency
• Preparing weld maps and other welding-related manufacturing documentation
• Providing technical support to Quality, Planning and commercial teams
• Training welders and welding operators in approved procedures, weld quality and safe working practices
• Supporting internal, customer and third-party audits
• Contributing welding expertise to new products, process development and customer proposals
• Liaising with customers, inspectors, third parties and welding specialists across the wider organisation

About you

You will have practical welding engineering experience gained within a coded, regulated or high-integrity manufacturing environment.

We are particularly interested in candidates with:

• Experience developing and qualifying WPSs and PQRs
• Working knowledge of ASME IX and/or ISO 15614
• Knowledge of mechanical and metallurgical testing
• Experience supporting coded welding and non-destructive testing activities
• Familiarity with processes such as SAW, GMAW, GTAW, SMAW or PTA
• The ability to investigate welding problems and recommend practical solutions
• Strong communication skills and the confidence to work with welders, engineers, inspectors, customers and auditors

A degree, HNC/HND or diploma in metallurgy, materials or a related engineering discipline would be beneficial. IWE/EWE certification or an interest in working towards it would also be advantageous.

Experience within oil and gas equipment, pressure vessels, valves, piping, subsea equipment, heavy fabrication or another highly regulated engineering sector would transfer well.

As part of its continued investment, Semefab is strengthening its engineering capability and is looking for a Facilities Technician to join its experienced Facilities team.

The successful candidate will have practical electrical maintenance experience, with further on-the-job training provided.

The Role

You will be responsible for reactive and planned maintenance as part of the Facilities Engineering team. You will also contribute to continuous improvement initiatives, projects and installation work.

Ideally, although not essential, you will have practical experience in the maintenance and fault-finding of mechanical, electrical and fluid-distribution systems.

Your responsibilities will include:

• Managing and completing daily activities from the maintenance plan, ensuring priorities are achieved while maximising equipment efficiency
• Supporting the maintenance of site facilities
• Identifying and managing equipment spares
• Working closely with other departments to support problem-solving and root-cause analysis
• Inspecting, testing and, where appropriately qualified, certifying electrical installations in accordance with current wiring regulations
• Carrying out all work in accordance with the company’s health, safety, environmental and quality systems
• Managing subcontractors to ensure they deliver value to the operation

This is a full-time, permanent position working 37.5 hours per week on a Monday-to-Friday day shift.

Monday to Thursday:

• 7:30am–4:00pm; or
• 8:30am–5:15pm

Friday:

• 7:30am or 8:30am until 1:00pm

Standby Rota and Call-outs

Following completion of the necessary awareness training, you will join the team’s standby rota and provide cover for occasional out-of-hours call-outs.

Knowledge, Experience and Skills

You should have:

• Practical electrical maintenance experience
• The ability to use your initiative when diagnosing and resolving faults involving facilities plant and equipment
• Good communication and IT skills

Relevant supplementary qualifications, such as the 18th Edition Wiring Regulations, would be advantageous but are not essential.
